Our community is a very special place where wild animals roam, wildflowers and sage grow, and vistas are spectacular in every direction. In an effort to help you get acclimated more easily to your new community, we are providing you with the enclosed information for your reference while residing here.
The Association communicates often by email because of its efficiency. However, it would be very helpful if you could provide the Association with all your important contact information such as appropriate phone numbers, emails and a preferred mailing address. Please note that this information is kept private and is only for the Association’s reference.
Deer Vista Homeowners Association CC&Rs
Please take time to read the CC&R’s. You should have received these documents as part of your Seller’s Disclosures. They are also available on the HOA website at www.deervista.com. In addition to understanding our neighborhood rules there are also useful guidelines on this site which may be used for planning purposes, such as the Design Review Committee (DRC) Rules.
Please note that no construction, excavation, utility connections, improvements or changes may be made to land or dwelling without review and approval from the Design Review Committee as specified in the CC&R’s.
We kindly request that you email us if you are planning a project, large or small, to let us know if you are having work done on your property which will require service vehicles (dumpsters, trailers, or other contractor equipment) being stored on your lot, or on the street, for more than a day or two. It will help everyone if you contact us, even if you are unsure it is warranted.

Trash Collection
Trash is collected on Thursday morning (they are usually picked up by around 8:30am. You can order containers and set up weekly service by contacting The Wasatch County Solid Waste at 435-654-1661. Trash is collected every week. Please remove your trash cans from the street by Thursday evening. Trash cans should be stored inside your garage rather than outside.
Recyling – Wasatch county does not provide a recycling service. Deer Vista residents main use Recyclops to provide recycling services. You can order directly and thye will porivde a container and recycle every other week. It is affordable and most home owners in the community participate.
HOA Dues
Deer Vista collects HOA dues on a quarterly basis. Quarterly dues are invoiced via email approximately 30 days prior to the due date. They are due by the last day of the quarter.
You will be invoiced online directly by Park Pointe Management. While we prefer to receive payments on online, if you prefer to mail a check, please send checks to:

Gate Access
Please contact Brian to set up your own personalized entrance code and to request gate remotes. You will be assigned two gate remotes per lot. If a gate remote has been lost/broken, or should you request additional openers a $25 fee will be charged per opener.
Second Home and Renter Contact
If you are a second-home owner, please provide Brian with the contact information for your property manager in case of emergency.
If you plan to rent out your home (only long term leases are permitted per the CC&Rs), please provide the property manager with the names and contact information of your Tenants.
Please note that Deer Vista prohibits short-term rentals (min 60 days).

General Information
Map of the Community. An overview map of Deer Vista is available on the website. Deer Vista has more than 275+ acres of open space.
Wildlife Enjoyment. Residents enjoy watching elk in winter and deer in the spring. There are public trails as well as private trails within our boundaries. One important note: If you happen to come upon elk, deer or other cherished wildlife during your trail walks, we kindly ask that you turn and walk in another direction away from the wildlife so as not to disturb them. We also request that you be in control of any dogs that may be with you while out on the trails. It is in everyone’s interest to have the wildlife continue to choose to make their homes and/or migrate in our open space.
Postal Service. Contact the U.S. Postal Service office in Kamas to set up your mail delivery to the Deer Vista mail room located at the main gate.
Vehicles. There are parking rules in the Deer Vista community dictated by the CC&R’s. Up to 2 cars, vans or trucks having a capacity of ¾ tons or less may be parked on driveways or other improved parking areas on a lot so long they are in operating condition and are regularly used for transportation of passengers.
Residents and guests should not park cars on landscaping gravel/rock instead of on driveways. When residents are having gatherings at their homes, these rules might not be applicable for short term parking done in a reasonable manner. In addition, no vehicles can be parked on any road or street within or adjacent to your property for more than 24 consecutive hours.
Winter Parking. No street parking is allowed per Wasatch County ordinance from November 1 through May 1 each year. It can dangerous for the snow removal service, and the vehicle will be towed
Trailers, Campers, Boats and RV’s. Trailers, campers, boats and RV’s cannot be parked in your driveway. Contractor trailers are allowed for the time period for which work is being done on your property. Please let the HOA manager know if you are going to have a construction trailer in your driveway for more than 48 hours.
Winter Summary: Clearing your driveway; do not shovel, plow or blow snow into the street. This is against state statute. Individuals who throw their snow into the street make it more difficult to clear the street, particularly cul-de-sacs. It also creates ice hazards as other vehicles drive over the snow and compact it. You may want to wait to shovel the end of your driveway and mailbox until after the plow has cleared the street curb to curb. The plow will typically come through several times before completion and this will save you from repeating the shoveling process.
Hydrants: Residents can help to keep hydrants clear of snow to assist the fire department with immediate emergency response. It is not necessary to clear all the way to the edge of the street, but it is important to shovel about a 3 to 4-foot distance all the way around the hydrant down to the area where the fire hoses are connected
Additional information regarding plowing: Crews are dispatched immediately to sand and/or plow whenever ice or slippery conditions develop (as determined by Deer Vista). Crews typically begin plowing at 5 a.m. to open the streets and cul-de-sacs with a single pass to provide residents with access to streets and highways as soon as possible. After all routes are open, second and third passes are made to widen roadways curb to curb and plow cul-de-sacs completely.
Motorized Vehicles in Open Space. Please note that motorized vehicles are not permitted in our open space or on the trails. Let your contractors and landscapers know in advance that access is not available from our common areas.
Traffic Control. Please drive slowly on our Deer Vista roads. We have worked hard at calming the traffic and the safety of our residents is always a priority.
